South Winnetka Heights has officially become Dallas’ first newly approved conservation district in over 13 years, solidifying its place as one of the city’s most engaged and preservation-focused neighborhoods. Just four blocks south of the well-known Winnetka Heights Historic District, this tight-knit community in North Oak Cliff has taken bold and proactive steps to preserve its historic charm and architectural integrity.

A Grassroots Effort to Preserve the Neighborhood

The movement to establish the conservation district began over three years ago, driven by a group of committed residents determined to protect the character of their neighborhood. Working closely with city staff, they developed a proposal aimed at preventing incompatible development—particularly oversized homes that could disrupt the scale and architectural harmony of the area. Their efforts culminated in the approval of the South Winnetka Heights Conservation District by the Dallas City Council on April 24, 2024—a significant milestone for community-led preservation in Oak Cliff.

The boundaries of South Winnetka Heights Conservation District are 12th Street to the north, Edgefield Avenue to the west, Brooklyn Avenue to the south, and a jagged eastern boundary that includes portions of Willomet Avenue, Polk Street, and adjacent alleyways. The 16-acre district includes nearly all pre-1939 homes, many of which are beautifully intact examples of Craftsman and traditional bungalow architecture.
